Kekuli Apartments Resident Property Manager

A resident manager of Kekuli Centre Apts lives on-site in their own apartment and oversees the management of the facility and grounds. The rent is subsidized as part of the salary.  The resident manager typically has set office hours in which he/she is available to tenants, but also has on-call and emergency responsibilities when the need arises.  The resident manager reports directly to the Executive Director.

 

Rental Agreements

The resident manager shows vacant apartments to prospective tenants, outlines rental terms, writes up rental agreements and takes necessary deposit.  He/She collects the rent each month and performs and check-out inspection for vacating tenants.  The manager inspects the interior condition of rental properties prior to new tenants moving in, arranging for cleaning, painting and other necessary routine maintenance. 

 

Property Management

The resident manager is responsible for ensuring the structural integrity of the apartments, including plumbing, heating and cooling systems, and appliances that are a part of the rental units.  The manager also oversees the condition of the complex grounds and facilities, landscaping, laundry facilities and covered parking, and all common areas.  The resident property manager shall ensure health and safety measures including secure access to the building is kept up and maintained

 

Trouble Shooting

The resident manager mediates disputes between tenants when they arise.  He/She is responsible for ensuring that there are absolutely no pets are kept in the building, and that noise and occupancy levels are within legal limits.

 

Finances

The resident manager will work with the Bookkeeper to ensue that financial obligations for the property management is kept up-dated, paying of mortgages, utilities and property taxes, and ensuring payments for sub-contractors and maintenance workers are submitted and paid in a timely fashion. 

 

Landlord-Tenant Laws

The resident property manager must continually stay up-to-date on landlord-tenant laws as they apply to conducting background checks and following anti-discrimination laws in renting properties.

 

Interpersonal Skills

Ability to work independently and with initiative within established North Okanagan Friendship Centre Society policies and procedures, objectives and priorities, and following directions from the supervisor.  Proper delivery of services is important for the credibility of the North Okanagan Friendship Centre Society.

 

Skills and Qualifications

·         2 years minimum successful experience as a property manager

·         Experience with the Landlord Tenant agreements, bookkeeping, and rental collections

·         Computer literacy required, Microsoft certification preferred

·         Ability to effectively manage conflict, and to manage competing priorities

·         Excellent written and verbal communication skills

·         Team player

·         Human Services Certification an asset
